Winnipeggers are loving living next to the perimeter and downtown Transcona, evidenced by the quick sales in the steady development.
Based off Canterbury Park’s success, neighbourhood developer Exemplar Developments, along with partner EdgeCorp Group, couldn’t wait to roll out its latest community just south of the completed neighbourhood.

“The success of Canterbury Park was highly beneficial (for us),” says Riley Pollard, associate at Exemplar Developments. “We view Transcona as an up-and-coming area of the city. (It) has a lot to offer residents… easy access to the core of Winnipeg, while also providing the calmness of a suburban lifestyle.”
Canterbury Crossing’s relaxed environment is enhanced by a focal retention pond, with a small park space to its south, including a walking path and field.
While time constraints typically limit peoples’ activity levels, Canterbury Crossing is aiming to make this easy for residents, connecting them to pathways and parks just minutes from their homes.
“Having instant access to park space gives people of all ages the opportunity to enjoy the outdoors in a spacious, relaxing environment,” says Pollard. “There are also plans for a second park in the next phase of the development, which will feature a recreation field. “Being comfortable to view your community as an extension of your home is important, and we feel that including park space is vital for achieving this goal.”
Off-leash dog park answers demand
In addition to leisurely park settings, playgrounds and recreation fields, the neighbourhood will be home to a fenced, off-leash dog park, responding to demand all over the city for these types of spaces.
“We were happy to accommodate the increased demand for providing a space for dogs to play with their owners,” says Pollard. “Dog parks also provide residents an opportunity to socialize and get to know other members of their community.” The trick will be remembering your favourite dog’s owner’s name.
Going further to eliminate the race against the clock, Canterbury Crossing puts you in close proximity to shops and amenities, helping you reduce your commute time running errands and giving you more time to spend with your family at home or outside.
“The nearby shopping malls (Kildonan Place), restaurants and green spaces really equate to a complete setting,” says Pollard.

The best part? The small and cozy setting of Canterbury Crossing, made even more desirable by nearby amenities, is accessible to a wide range of buyers.
“The developer did not want to create a community that was limited in who could live there,” says Pollard. “Having a mix of multi-family, townhouses, and single-family homes gives a greater portion of the population the ability to find accommodation suitable for their lifestyle and economic position.”
While the housing types vary in the new neighbourhood, even the lot types for new homes give home buyers the opportunity to control their price range.
With regular lots, park and lakefront properties for purchase, each lot comes with its own advantages and price points. Regular lots offer purchasers a more accessible price point, while park lots give homeowners instant access to recreation space. Lake lots offer a scenic view and the feeling of remoteness.
